BIM modelling represents the central focus of our business. BIM Bureau works with MEP contractors and consultants bringing to the table expertise in the Mechanical, Electrical, Plumbing sector to digitally create a virtual prototype of the building services before they are installed.

We adopt a customer-centric focus where our Digital Engineers work closely with our clients in the development of their models throughout the design, construction and handover phase and our highly experienced in-house modellers utilise the full suite of Autodesk software available to produce models from marked-up sketches, 2D AutoCAD drawings or PDF files.

We follow the PAS1192-2 framework for BIM development and are experienced in delivering models according to a variety of required outputs, we can create simple models with a lower level of development or more complex models consisting of exact equipment sizes and access requirements.

We are experts in converting paper drawings to into As-built models and offer a 2D-to-BIM service for those looking to take advantage of the efficiencies digital engineering offers.

Through the creation of the 3D model, BIM Bureau’s skilled team of modellers can generate a high-quality set of tender or construction plans that match our client’s needs.

One of the most important goals of the utilisation of BIM is the physical coordination of systems between disciplines, along with efficient and proper installation in the field. One of our core skills is BIM coordination where we use the latest tools and technology to provide spatially coordinated building services models to our clients.

Our team of modellers have backgrounds in the building services engineering and MEP contractor sectors and use their experience to complete the coordination in a virtual 3D environment which enables us to utilise purpose-built software to coordinate all building services with other disciplines that make up an asset.

By creating the model virtually, it allows us to represent all mechanical & electrical components accurately in 3 dimensions were spatial conflicts can be easily identified and addressed prior to work beginning on site.

Our models allow for an enhanced degree of communication and are frequently used in BIM workshops where all stakeholders have gathered to discuss coordination issues.

Conflict reporting and clash detection play an important role in our BIM offering.

Whilst we use clash avoidance techniques during our BIM modelling we undertake clash detection exercises to ensure a coordination issue that would traditionally be found later on site, with a likely time and cost impact, can be resolved virtually before any construction work starts.

Using leading coordination software Autodesk Navisworks Manage we use clash detection to find both hard and soft clashes to identify if there are components occupying the same space or if access to equipment is being restricted.  

Any issues we cannot resolve are captured in our Clash Detection Reports and we work closely with our client or delivery design team to resolve the design conflicts before construction begins.

Being based in the UK we fully understand the importance of delivering projects to BIM level 2.

BIM Level 2 is becoming adapted throughout he private and public sectors, with any contractors working on government projects required to operate with a fully collaborative 3D BIM and any additional data required. We can provide various forms of consultancy, thanks to our insight and knowledge of this process, that will help with BIM implementation.

Our internal standard follows the principles and processes recommended in the PAS1192 suite and all our staff are fully trained to deliver Level 2 projects. To demonstrate our commitment to this, our Digital Ops Director has undertaken professional accreditation with the BRE and is a certificated BIM Level 2 practitioner.

We’ve been helping clients on several BIM schemes to ensure that their project conforms with project guidelines and BIM level 2 requirements. 

Design for Manufacture and Assembly (DfMA) and prefabricated construction BIM solutions enable mass assembly off-site in controlled environments, before being transported to site, resulting in shorter construction times, significant cost savings and greater efficiency.

BIM Bureau recently expanded its dedicated DfMA and Prefabrication Design Division to cater to the increasing prefabrication design needs. BIM Bureau uses Fabrication for Revit and AutoCAD Fabrication software to provide prefabricated design models and drawings for a range of prefabricated solutions.

BIM Bureau DfMA division includes engineering designers able to detail prefabricated Common Bracketry ceiling Corridor & and Riser module racks, Plantroom Skids & Modular Plantrooms. Spool Drawings are created for with real world Content for Bills of Quantity Take off and Automatic buying purposes.

To add to our BIM modelling capability, we offer a scan-to-BIM facility. Accurate building information isn’t always readily available when planning a refurbishment and often a lack of correct information can cause on-site conflicts once work begins.

Using 3D laser scanners, we capture as-built environments that are accurately transferred to a digital point-cloud that can be manipulated and enhanced to produce 3D models.  BIM Bureau utilises the latest scanning technology to reduce downtime and mitigate risk to capture data which is traditionally difficult or time-consuming to collect. Due to the accuracy of the captured data, we can use the point cloud as an underlay to provide an as-built asset model in Autodesk Revit.

Equally effective has been the use of laser scanning for construction verification. When installation ready BIM models are delivered it can be expected that the installation should be done in accordance with the model, for many reasons this isn’t always possible. Laser scanning allows us to scan the project at intervals to verify where construction conforms with the model and potential issues can be addressed quickly in a digital environment to keep the project on target.

Our Scan-to-BIM facility allows a faster more reliable method of data capture with reduced time on site and enables end users to transfer their asset information to a digital environment in a much more accurate manner than tracing over record drawings.

We see ourselves as a Unique dual style BIM consultancy. We can not only provide purely a Consultancy role that can provide strategic advice, BIM protocols, BIM Execution Plans and provide advice on technology and software implementation. But we can also work hands-on at project level as MEP BIM Coordinators / Digital Engineers throughout the design, construction and installation of your project, ensuring that the Building Information Model can be fully utilised to its maximum from handover and into the maintenance phase.

BIM Bureau is able to facilitate and have proven experience of delivering detailed Information data exchanges. These include COBie Data Drops in accordance with the UK Government requirements. We can provide specific data exchanges for a multitude of purposes that include Facilities management and specific Client driven design information. We also provide a wide range of methods & services to manage, validate and deliver this data.
